What is the SEAI Better Energy Homes (BEH) Grant?

Grants offered are provided by the Government of Ireland through the Sustainable Energy Authority of Ireland (SEAI)
The BEH scheme is designed for homeowners and landlords who want to improve their home’s energy efficiency with individual retrofit measures, rather than a full deep retrofit.

What’s Covered by the BEH Grant?
The BEH scheme offers funding for the following energy saving upgrades:
- Wall insulation (internal, external, or cavity)
- Attic insulation
- Heat pump systems
- Solar PV installation
- Solar water heating (thermal)
- Post works BER assessment
What's Not Covered by the BEH Grant
- New windows and doors (these are only covered under the SEAI One Stop Shop scheme)
- Full home retrofits (BEH supports individual upgrades only)
- Non-energy-related home improvements
- Repeat claims for the same measures at the same address
- Homes built after 2011 (for insulation/heating controls) or after 2021 (for renewables)

Am I eligible?
You can apply if:
- You own the home (homeowner, landlord, Approved Housing Body, charity, or company)
- Your property was built before 2011 (for insulation & heating controls) or 2021 (for renewable systems like heat pumps or solar)
- You have a valid MPRN number (on your electricity bill)
- You haven’t already claimed a grant for the same measure at this property
- For heat pumps: Homes built before 2007 may require a technical assessment; newer homes can self declare

Can BEH Grant Be Combined With Other Grants?
Yes – in some cases, you can combine the Better Energy Homes (BEH) grant with other supports to maximise your funding. For example:
- If your home is vacant or derelict, you may first claim the Vacant Property Refurbishment Scheme to make it habitable.
- You can then apply for BEH grants for individual energy upgrades like insulation or heating controls.
- Alternatively, you might start with BEH measures and later progress to a full deep retrofit using the SEAI One Stop Shop (OSS) grant.
