What’s Involved in the HEA Assessment?
During the HEA, we check:
- Insulation levels in walls, roof, and floor
- Windows and doors
- Heating systems and controls
- Ventilation Renewable energy sources (if any)
From this, you’ll receive a Building Energy Rating (BER) and a personalised retrofit roadmap showing how your home can reach a B2 BER rating or better. Achieving this standard is essential to qualify for SEAI One Stop Shop deep retrofit grants and low-cost green loans.

Do I need a HEA to get a grant?
Yes, a valid HEA is mandatory for most SEAI grants and green loans.
How do I know if my home is eligible for a Home Energy Assessment with the SEAI One Stop Shop?
- Be built and occupied before 2011
- Have a current Building Energy Rating (BER) of B3 or lower
- Aim to achieve a minimum B2 BER rating upon completion of the retrofit, with at least a 100kWh/m²/year improvement in primary energy use
- Not have previously received grants for the same home energy upgrades
How soon can the assessment be arranged?

Even if you’re not ready to commit yet, completing your HEA means you’ve already ticked off a mandatory requirement for many SEAI grants and for accessing low-cost green loans. So, should you decide to go ahead with a retrofit later, you’ll already have this crucial step done, saving you time and helping you move forward faster.
