Whether you’re planning a full home retrofit, smaller individual upgrades, or restoring a vacant property, there’s a grant to suit your needs. Which SEAI Grant Is Right for You?
1. SEAI One Stop Shop (OSS)
Perfect for whole-home deep retrofits aiming to achieve a B2 BER rating or better. Grants up to €75,000 plus access to low-interest green loans.
You’re eligible if:
- Your home was built and occupied before 2011
- Your current Building Energy Rating (BER) is B3 or lower
- Your retrofit aims to reach at least B2 BER with a 100 kWh/m²/year energy use improvement
- You haven’t previously received grants for the same upgrades
- You have your MPRN number ready (on your electricity bill)
- You complete a valid Home Energy Assessment (HEA) before applying
2. SEAI Better Energy Homes (BEH)
Ideal for individual upgrades like insulation, heating systems, or solar PV – perfect if you want a more gradual approach
You’re eligible if:
- Your home is your main residence or a rental property

Be built and occupied before:
- 2011 for insulation and heating controls
- 2021 for heat pumps and renewable systems
- You have your MPRN number ready
- No full HEA is needed for individual measures, but the measures must be approved by the BEH scheme
3. SEAI Vacant Property Refurbishment Scheme
Do you own a property that’s been vacant or derelict for more than two years? The Vacant Property Refurbishment Scheme can help you bring it back to life – covering essential structural works that make it habitable again.
You’re eligible if:
- Properties has been vacant for 2+ years (you’ll need proof)
- You are planning to live in or rent the property as a home
- Planned works are essential to making the property habitable
Can the Grants be combined?
Yes – in some cases, you can access more than one grant to maximise your funding. For example:
- If your home is vacant or derelict, you may first claim the Vacant Property Refurbishment Scheme to make it habitable.
- You can then apply for the OSS grant to carry out deep energy upgrades and reach a B2 BER or higher.
- Alternatively, you might start with individual BEH grant measures and later move to a full OSS retrofit.
