If you’re not ready for a full deep retrofit but want to make your home more energy efficient, the SEAI Better Energy Homes (BEH) scheme is a great place to start. This government backed grant supports individual upgrades such as insulation, heating controls, heat pumps and solar, and now includes a grant for windows and doors, helping you cut energy bills and live more comfortably

What is the SEAI Better Energy Homes (BEH) Grant?

Grants offered are provided by the Government of Ireland through the Sustainable Energy Authority of Ireland (SEAI)

The BEH scheme is designed for homeowners and landlords who want to improve their home’s energy efficiency with individual retrofit measures, rather than a full deep retrofit.

What’s Covered by the BEH Grant?

The BEH scheme offers funding for the following energy saving upgrades:

  • Wall insulation (internal, external, or cavity)
  • Attic insulation
  • Windows and doors
  • Heat pump systems

  • Solar water heating (thermal)
  • Post works BER assessment
What's Not Covered by the BEH Grant
  • Full home retrofits (BEH supports individual upgrades only)
  • Non-energy-related home improvements
  • Repeat claims for the same measures at the same address
  • Homes built after 2011 (for insulation/heating controls) or after 2021 (for renewables)

Am I eligible?

You can apply if:

  • You own the home (homeowner, landlord, Approved Housing Body, charity, or company)
  • Your property was built before 2011 (for insulation & heating controls) or 2021 (for renewable systems like heat pumps or solar)
  • You have a valid MPRN number (on your electricity bill)
  • You haven’t already claimed a grant for the same measure at this property (Homeowners who have previously availed of a grant for cavity or internal wall insulation, can now apply for a second wall insulation measure.)
  • For heat pumps: Homes built before 2007 may require a technical assessment; newer homes can self declare

How much funding is available?

BEH Grants vary by measure and property type. In 2026 the SEAI increased grant amounts for cavity wall insulation, attic insulation and heat pump systems, and introduced a new grant for windows and doors.

Attic Insulation

€2,000

First-time buyers or homeowners who are on qualifying welfare payments can now receive up to €1,400 for attic insulation

 

Cavity Wall Insulation

€1,800 grant and €2,300 if in receipt of qualifying welfare payments

Internal Insulation (Dry Lining)

€4,500

External Wall Insulation (The Wrap)

€8,000

 

Windows & Doors

Windows: €4,000

External Doors: €800 per door (max of 2 doors)

Applicants can apply for the windows grant, the doors grant or both. 

Heat Pump Systems

The total grant value for a Heat Pump System is up to €12,500

The €12,500 is made up of the following grants:

  • Up to €6,500 for the Heat Pump System
  • Up to €2,000 for upgrade works, where required, to Central Heating components i.e. new radiators or underfloor heating
  • A €4,000 Renewable Heat Bonus grant. Homeowners who are swapping out their existing oil/gas boiler, solid fuel heating system or electric storage heating system with a Heat Pump are eligible for this.

Can BEH Grant Be Combined With Other Grants?

Yes – in some cases, you can combine the Better Energy Homes (BEH) grant with other supports to maximise your funding. For example:

  • If your home is vacant or derelict, you may first claim the Vacant Property Refurbishment Scheme to make it habitable.
  • You can then apply for BEH grants for individual energy upgrades like insulation or heating controls.
  • Alternatively, you might start with BEH measures and later progress to a full deep retrofit using the SEAI One Stop Shop (OSS) grant.
