What Is the SEAI OSS Grant?
Grants offered are provided by the Government of Ireland through the Sustainable Energy Authority of Ireland (SEAI)
The OSS grant is designed for whole-home deep retrofits, improving energy efficiency, comfort, and running costs while achieving a B2 BER rating or better. Unlike other grants, it supports multiple upgrade measures at once, making it the most comprehensive option for homeowners.
You’re eligible if:
- Your home was built and occupied before 2011
- Your current Building Energy Rating (BER) is B3 or lower
- Your retrofit aims to reach at least B2 BER with a 100 kWh/m²/year energy use improvement
- You haven’t previously received grants for the same upgrades
- You have your MPRN number ready (on your electricity bill)
- You complete a valid Home Energy Assessment (HEA) before applying

How Much Funding Is Available?
- Grants are cumulative, so you can claim support for multiple measures in one retrofit project.

How to Get Started
1. Book Your Home Energy Assessment (HEA)
A Home Energy Assessment is the foundation of your retrofit project. It’s a detailed survey that:
- Measures your current BER
- Creates a customised retrofit roadmap
- Checks your grant eligibility
- Recommends upgrades
- Estimates costs and savings
You need a valid HEA to apply for most SEAI grants and access green loans.
2. Already Have Your HEA? Complete the SEAI Grant Eligibility Form
If you’ve already completed a Home Energy Assessment, the next step is to confirm your eligibility for SEAI grants.
Note: If your HEA was carried out by Retrofit Design, you can skip this step – our team will guide you through the entire grant application process from start to finish.
3. Need More Funding? Access Low-Cost Green Loans
In addition to SEAI grants, you could qualify for low-cost green loans or retrofit finance through banks and credit unions. These loans are designed to make your home energy upgrades even more affordable.

Can OSS Be Combined With Other Grants?
Yes – in some cases, you can access more than one grant to maximise your funding. For example:
- If your home is vacant or derelict, you may first claim the Vacant Property Refurbishment Scheme to make it habitable.
- You can then apply for the OSS grant to carry out deep energy upgrades and reach a B2 BER or higher.
- Alternatively, you might start with individual BEH grant measures and later move to a full OSS retrofit.

OSS Project Management
Retrofit Design will project manage the full OSS process for the homeowner from the initial stage of your enquiry, through to arranging the home energy assessment, the installation, multiple contractors, and leaving the homeowner to focus on the benefits.
SEAI Grants
