A warm, comfortable home depends not just on how it’s heated, but on how effectively it keeps that heat inside. Before investing in a new heating system, windows or renewable technology, it’s worth asking one question first: how good is your home’s fabric at keeping heat in?
That’s the thinking behind a fabric-first approach to retrofitting, and it’s why insulation is often the first, and most cost-effective, upgrade we recommend. Improving your walls, roof or attic reduces how much heat your home loses in the first place, so every euro spent afterwards on heating goes further.
Why Home Insulation Comes First
Some SEAI grants still depend on your home reaching a minimum fabric insulation standard before the grant can be paid. A-rated windows and doors grants, for example, require your home to meet a specific Heat Loss Indicator (HLI) threshold.
Heat pump grants are the exception: under the National Home Energy Upgrade Scheme (One Stop Shop), SEAI has removed that same requirement for heat pump installations.
Either way, getting your insulation right isn’t just about comfort and lower bills, it directly affects what you can qualify for and when. A Home Energy Assessment (HEA) is the best way to find out where your home currently stands and which upgrades make the most sense for your plans.
SEAI Grants for Insulation Upgrades
Insulation upgrades for Irish homeowners are supported through SEAI’s home energy grant schemes:
- SEAI One Stop Shop: up to €53,450 towards a full deep retrofit, covering multiple upgrades including insulation.
- SEAI Better Energy Homes: up to €8,000 for individual insulation and energy upgrades.

Do I need to insulate my whole home at once?
No. Insulation upgrades can be carried out in stages, and many homeowners start with the area losing the most heat, often the attic, before moving on to walls or roof.
Which insulation upgrade should I do first?
Will insulation affect my eligibility for other SEAI grants?
Yes, in some cases. A-rated windows and doors grants require your home to meet a minimum fabric insulation standard (a Heat Loss Indicator of 2.3 W/K.m² or lower) before the grant can be paid. Heat pump grants are different: under the One Stop Shop scheme, SEAI has removed this requirement for heat pump installations. We’ll advise exactly what applies to your project.
Can insulation upgrades be combined with other retrofit works?
Yes. Insulation is often carried out alongside other upgrades, such as ventilation, windows and doors, or heating system changes, as part of a wider retrofit plan.
